At ease in Goa: Living unscripted

Crafted as an invitation for possibilities by BOHEIM and Gauri Khan Designs, Founder Samarth Bajaj opens up about how Sanctuary translates Goa’s spirit of openness into a collection of villas designed for living at one’s own pace

The freedom to inhabit space on one’s own terms lies at the heart of the idea of living well. Sanctuary, the inaugural residential project by BOHEIM, a designed real estate brand, captures this art form of being nonprescriptive. They believe that there is no singular way to live well. Rather than imposing a strict lifestyle, the space makes room for residents to form their own rhythms, routines and pace through three distinct villa concepts: Boho Chic, Nuevo Chic and Tropical Chic. Developed by the in-house studio, led by Miheeka Bajaj Dagubatti, and realised by Gauri Khan Designs, the collection of 11 private villas spans 2,500 – 3,000 sq ft each. Located in Goa, its intimate scale ties it to Siolim’s sense of place and community, while its experimental approach adds a layer of intrigue. In a tete-e-tete, Samarth Bajaj, who is the Founder of BOHEIM, opens up about the philosophy that shaped Sanctuary.

How does Sanctuary reflect the spirit of Goa?
Goa has always had this beautiful contradiction to it. There’s history, music, migration, art, nature, old Portuguese influences, modern bohemia and a certain emotional freedom. For us, Sanctuary was about capturing the feeling of Goa. The openness of spaces, the dialogue between indoors and outdoors, and the way light, texture, and nature become part of the experience. Much like Goa itself, there’s a freedom to it; the freedom to pause, to create, to host, to reflect, or to reinvent yourself entirely.

How does the architecture and design accommodate multiple ways of living, working and unwinding?

The spatial planning was conceived to embrace versatility. There is an interplay between openness and privacy, allowing the home to transform according to the energy of the moment and the individuality of the person inhabiting it. One of the most compelling spaces within a Sanctuary villa is the sunken seating corner. It can become an intimate cocoon and also transforms into the vibrant nucleus of an evening.

What is a childhood memory that inspires BOHEIM?
My mother always possessed a creative spirit and a poetic relationship with homemaking. Our homes were layered with history. Crystal chandeliers sourced from the palaces of Jaipur and Hyderabad, antique silver tumblers from which we drank our milk every morning, intricate marble sculptures we were almost afraid to play near as children. That sense of discovery became embedded in the philosophy of BOHEIM. The most meaningful spaces offer familiarity, while still leaving room for surprise, curiosity and wonder.
