The freedom to inhabit space on one’s own terms lies at the heart of the idea of living well. Sanctuary, the inaugural residential project by BOHEIM, a designed real estate brand, captures this art form of being nonprescriptive. They believe that there is no singular way to live well. Rather than imposing a strict lifestyle, the space makes room for residents to form their own rhythms, routines and pace through three distinct villa concepts: Boho Chic, Nuevo Chic and Tropical Chic. Developed by the in-house studio, led by Miheeka Bajaj Dagubatti, and realised by Gauri Khan Designs, the collection of 11 private villas spans 2,500 – 3,000 sq ft each. Located in Goa, its intimate scale ties it to Siolim’s sense of place and community, while its experimental approach adds a layer of intrigue. In a tete-e-tete, Samarth Bajaj, who is the Founder of BOHEIM, opens up about the philosophy that shaped Sanctuary.
How does Sanctuary reflect the spirit of Goa?
Goa has always had this beautiful contradiction to it. There’s history, music, migration, art, nature, old Portuguese influences, modern bohemia and a certain emotional freedom. For us, Sanctuary was about capturing the feeling of Goa. The openness of spaces, the dialogue between indoors and outdoors, and the way light, texture, and nature become part of the experience. Much like Goa itself, there’s a freedom to it; the freedom to pause, to create, to host, to reflect, or to reinvent yourself entirely.
