What led to the creation of Terra Grande?

Terra Grande: While the hills around Delhi have always promised serenity, quality homes and thoughtfully built communities have remained scarce. We saw in that a real opportunity, especially for those craving space to breathe in the middle of life’s chaos. Born from a deep-rooted desire to bridge refined living with nature’s quiet grandeur, Terra Grande rises at an ideal 6000 feet, close enough to drive to, yet far enough to truly disconnect. The villas were envisioned as a second home you don’t have to plan for, a sanctuary of managed villas, where ease, belonging, and restoration come naturally.

How was Sirmaur selected, and what makes it an ideal location for this type of residential experience?

Terra Grande: Sirmaur remains unexplored, with pristine topography, ideal elevation and weather and great roads leading from Nahan to Kumarhatti. Rich in cultural heritage and proximity to key cities like Chandigarh and Delhi makes it ideal for second homes or retreats.

What were your first thoughts when you saw the site?

Studio Lotus: We were instantly captured by the beautiful views, south-facing slopes and cool weather. The ease of access from Delhi and Chandigarh made for a compelling proposition.

How did the contour and micro-climate of Sirmaur inform your site-planning strategy in terms of villa placement for views, privacy and circulation?

Studio Lotus: We have tried to be as sensitive to the site and as responsive as possible to the contours, minimising cut and fill in the terrain. All the villas are oriented to face the magnificent views. We have focused on creating open, flowing spaces that blur the line between indoors and nature and have woven local craft, artwork, and textures into the interiors, so the home feels not just luxurious, but also lived in, soulful, and timeless.

What sets Terra Grande apart from other luxury developments in hill stations across the region?

Terra Grande: Terra Grande is a lifestyle promise where privacy meets purposeful community, curated villa living designed for the discerning few. If someone could only spend 24 hours here, what would you personally recommend they do?

How do you see this villa ageing and evolving while maintaining its positioning?
