Navneet Bawa sculpts an airy, multi-generational triplex in New Delhi

A rectilinear plot is seldom not obscured by challenges that truly test the creative boundaries of an architect. Stretched along a single commanding axis, the floor plan of this 2,200 sq ft residence was unapologetically longitudinal, commanding deliberate orchestration of depth that draws natural light deep into the structure. Tucked within the layered density of Lok Vihar, New Delhi, and hemmed by houses on both sides, this site definitely did not offer any generosity.

But for Navneet Bawa, Principal Architect at Design Solutions, it was the homeowner’s brief that truly set the tone. The ask was clear and radical: a home for three generations where every floor felt an extension of the one before it and not a stacked arrangement of floors connected simply by a staircase and a sense of obligation.

The triplex was designed with the intent to break the monotony in continuity. Each floor is defined by a distinct character, yet fluent in a shared design language that binds all three floors into a single, seamless whole. On the first floor, a double-height vertical cut-out punctuates the section with quiet authority. Adorned by a customised brass chandelier casting warm light onto the dining area below, this space reinforces the home’s ambition to connect across every level. On the second floor, this connection takes a softer form with a family lounge placed at the heart of the level, carrying the home’s commitment to togetherness forward.

The top floor is where the home breathes most freely. An expansive terrace anchors the front façade, while the rear turns inward with intention, nestling a bar area against large bay windows with natural light streaming through in abundance, softening the space and making it, without effort, the most coveted corner of the home.

While asymmetric, Navneet ensured that the floor plan followed the light. Master bedrooms settled at the rear with deliberately wide bay windows claiming the view and generous daylight of the back-side park. The road-facing front façade was taken over by guest rooms, open terraces and sweeping balconies pulling light inwards.

A constrained site, a demanding brief, a plot that conceded nothing. Every limitation became a decision and every restriction, a resolution. The brief asked for a home without barriers, and Bawa delivered one – a place where three generations found their way back to one another.
